Over the past four years, we have been actively acquiring multi-family housing investments in Merced, CA.  We are attracted to Merced because of the University of California that was opened in 2005.

A. Merced Opportunities

        The San Joaquin Valley historically has largely been an undeveloped area with low housing prices and little economic growth. With the introduction of the newest of the Universities of California,  UC Merced, this has all begun to change.  The state and university have revitalized the area pumping millions of dollars throughout the Central Valley.  This surge in spending has jump started the local economy creating jobs and lowering unemployment.  The university is still in its infant state (as it just recently opened its doors in 2005), but already the local economy has begun to reflect the change.  The university has ambitious plans for the future which include: building a medical school, making UC Merced the greenest campus in the country, and expanding the campus to utilize the X acres allotted to it. From a financial perspective, it is clear that Merced County is on the up and up, making it an ideal area to invest in.  Current real estate prices are low and development of the area is already underway.
